The property is an old two-storey mansion with a basement, constructed before 1955 and officially designated as a preserved (listed) building under Decision No. 2574/2006 (Government Gazette 551D/30-6-2006). Its architecture and prominent location within the settlement indicate that it was once one of the area’s most distinguished residences. It is built with load-bearing masonry, features a stone foundation, and is topped with a four-sided wooden roof structure covered with tiles. The total built area amounts to 606.5 sq.m. The property consists of: Ground floor: 175.50 sq.m. First & second floors: 212.50 sq.m. each It is situated on a plot measuring 1,110 sq.m. according to title (1,070 sq.m. per recent survey), in Kato Vermio (Seli), Municipality of Veria, Imathia Prefecture. The area is zoned for residential use. Kato Vermio is a mountain resort settlement with 268 permanent residents (ELSTAT Census 2021), located at an altitude of 1,450 m, 25 km from Veria and 18 km from Naousa. It experiences increased activity during the summer months (July and August). In winter, the nearby ski center—the first organized ski resort in Greece (operating since 1934)—attracts visitors mainly on weekends. The property is located near the road leading through the village to the ski resort, on slopes with a northeast orientation.
