In the immediate neighborhood you’ll find supermarkets, bakeries, shops, cafés, and the lively center of Kallithea. Directly in front of the house is the cycle path along Tsaldari Park, which connects the center with the coast. For me, it’s one of the best places to live in Athens, perfectly situated between the city center, the port, and the „Riviera“. The highlight of the apartment is the 60 m² terrace, which offers nice views over the western part of the city, the mountains, and the sunset. Three years ago, the apartment was renovated and we tried to restore the original style of the 1960s. That means instead of laminate flooring and fake-stone, you’ll find marble, terrazzo, solid wood parquet, and colorful Italian tiles. The windows and balcony doors are made of wood, and for stylistic reasons I did not replace them with aluminum frames. They close good and there are no issues with insulation. Heating is provided by new, energy-efficient inverter air conditioners. For colder winter days, additional electric heaters are available. Thanks to its upper-floor location, the apartment benefits from excellent natural airflow, so AC is rarely needed during the summer months. A 200-liter solar water heater further reduces electricity costs. The shower was levelled with the floor (no bathtub!), making the bathroom very comfortable and easy to maintain. The apartment has three single beds that can be combined in different ways, for example as a double bed plus one single bed. In the living room there is also a sofa, convertable into a guest bed. On the terrace there is a new and quiet LG washing machine and the kitchen is fully equipped with a convection oven, toaster, coffee machine, and more. The apartment has high-speed internet. This apartment suits for students, shared-living, couples or small families. And it is definitely a place for people who value a large terrace and enjoy the view over the city!
