Land in the Kampos area of Paros, 400m. from the sea, 500m. from the Kampos mini market, 1.5 km. from the port of Pounda and 4.5 km. from Aliki. On the Land there is a building that is used as a storage space, a well and vineyards, about 50 olive trees and various other roots (pear, fig). There is also already electricity and water supply. below you can also see the structuring factor: 1. Minimum division & integrity limit: 8 acres. By way of derogation, plots that had a minimum area of 4 acres on 7-7-1993 are considered complete and buildable. No other derogation applies. 2. For tourist facilities, the integrity limit is 15 acres. Building conditions and restrictions 1. for residences: Only ground floors and up to 3 residences per plot. Maximum height: 4.5 m. including the parapet of the roof. The construction of basements is prohibited. As for the building coefficient, it remains as it is in Government Gazette 732D/93 without increase for plots over 8 acres, i.e.: -maximum total built-up area of 280 sq.m. for plots of 8 acres and over. -maximum total built-up area of 200 sq.m. for the exceptional even and buildable plots of land of 4 acres and S.D.=0.02 for the rest of the surface of the plots from 4 to 8 acres. 2. for tourist accommodation: -S.D.=0.08 without deviation from the building coefficient. -The construction of underground auxiliary spaces with a maximum internal height of 2.30 m is permitted and only under the common areas of the tourist accommodation. -The change of use of the tourist facilities to any other use is prohibited. -The siting of tourist facilities combined with residence is prohibited. 3. for buildings of shops, offices and recreational areas: -only ground floors with a maximum total built-up area of 200 sq.m. MAXIMUM height: 4.50m. including the parapet of the roof. - the construction of basements with a maximum internal height of 2.30m. and with a single entrance from the outside at a point not visible from the public areas is permitted. Buildings with the above uses which will be constructed with basements do not have the possibility of future change of use for the whole or part of the building. Otherwise, the following shall apply: i. the Presidential Decree of 16-6-1993, Government Gazette 732D/7-7-1993 ii. the Presidential Decree of 16-6-1993, Government Gazette 732D/7-7-1993 24/31-5-1985 iii. Article 10 of Chapter B of Law 3212/2003 (Government Gazette **/******) the minimum distance of buildings from the shoreline shall be determined by the mathematical formula 100+(10−Y)*5, where Y is the actual elevation difference of the point of the land closest to the sea from sea level. In the event that Y>10, the factor (10−Y) is zeroed and the distance is determined at 100 meters. For areas where a shoreline has not yet been determined and until it is determined, the building shall be at least 150 meters away from the land-sea dividing line. In each case, at a distance of: − 100 m. from the shoreline - beach − 150 m. from the land - sea dividing line (where a shoreline - beach line has not been defined and until it is defined
