The Hotel is located in Lixouri, Kefalonia, at the edge of the town, right in front of the sea (there is no road between the building and the shoreline, allowing guests direct access for swimming). Access to the town center is easy and quick, as the main square and market are just 300 meters away. The building consists of a basement, a raised ground floor elevated by 1.8 meters above ground level, a first floor, a second floor, and a roof terrace. The area of each floor is approximately 410 sq.m. The main functional areas of the hotel are located on the ground floor, first floor, and second floor. In the basement, there are: a breakfast preparation kitchen, central mechanical installations, fire protection systems and central air conditioning systems, elevator machinery rooms, shared male/female restrooms, storage areas, laundry facilities, and an additional open-plan space of approximately 300 sq.m. On the ground floor, there are: reception areas, a breakfast room, a bar, an office, and guest rooms. On the upper floors, there are guest rooms, linen rooms, and storage areas. On the roof terrace, there are linen rooms and storage areas. The hotel has 35 rooms and two elevators. The structure consists of a reinforced concrete load-bearing seismic-resistant framework, with a foundation of sufficient thickness (raft foundation/radier) featuring inverted beams and monolithic shear walls throughout the building height for maximum earthquake resistance. The walls are made of brick masonry with lime-cement plaster. The floors are finished with marble and ceramic tiles. Additionally, the building is equipped with a lightning protection system (Faraday cage type). Construction works were completed in August 1985, and a full renovation was carried out in 2014.
