FOR SALE BY PRIVATE OWNER: UNIQUE, PRESERVED TOBACCO WAREHOUSE IN THE CENTER OF KOMOTINI. TOTAL BUILDING AREA 582 M2, COURTYARD 113 M2, ON A PLOT OF LAND WITH A TOTAL AREA OF 320 M2 The historic building is a well-known landmark in Komotini and is located in the city center, on the pedestrian street of Karabasi 3, a short distance from the Town Hall (O.T. 269 of the Municipality). It consists of a semi-basement (193 m²), ground floor (193 m²), first floor (98 m²) and roof (attic - 98 m²). It also has a 113 m² courtyard. History The "Sitis tobacco warehouse" remains one of the few surviving buildings in the city of Komotini, and was once the tallest building in the city. It was built in 1902-3, during Ottoman rule, by Konstantinos G. Sitis from Epirus. For a very long period, until about 1935, it remained leased by the Union of Agricultural Cooperatives of the Prefecture of Rodopi. Due to the decline of the tobacco trade, the layout of the building was modified to allow for a change in its use. During the post-war period and until the mid-1970s, it was used as a public building. The building housed, successively, the Social Security Office of Komotini until 1959 and the Tax Office of Komotini (1962-1970). Since the 1990s, it has been used for catering purposes (cafe-bar, restaurant). It has been designated as an important listed building and is considered a representative example of a tobacco warehouse from the early 20th century. The historicity of the building, its architectural features, and its long-term use, despite the alterations it has undergone, make it one of the few remaining traditional buildings in the city that bear witness to its history and form an integral part of its cultural heritage. The building currently offers significant potential for a variety of contemporary uses. Only serious proposals will be considered. In the event of interest on behalf of third parties, it is necessary to present a relevant power of attorney.
