Neochori is located three kilometres from the junction of the provincial road Kalamata - Areopolis at the height of Stoupa. It is one of the new settlements of Mani that was created at the end of the 17th century (around 1680) when the Venetian administration of the region wanted to settle the area by transferring inhabitants from the southern villages of the Zygos captaincy to fill the population gap. It was basically settled by the inhabitants of Nomitsi. They settled and built houses from materials taken from the demolished town of Lefktro. In the following decade a few settlers from Milea arrived and settled and became attached to the area. It is the largest local community of the municipality of West Mani. It consists of the settlements of Neochori, Lefktro and Stoupa. The population is engaged in olive-growing and the exploitation of tourist businesses (room rentals, restaurants, entertainment centres, etc.), since the area receives the largest tourist flow to West Mani. The village is amphitheatrically built on a hill at an altitude of 200 metres. At a distance of 700 metres from the village, there is an area called 'Gonatsa-Kato Lachides'. There, a plot of land of a total area of 5621.13 square meters is for sale. However, any interested party should be aware that this property is outside the city plan and outside the zones, but it is even and buildable since it has a larger area than 4.000sq.m.. The land plot also has the following characteristics: -it is an independent property, i.e. it is not part of a larger area, it is not part of a separate plot of land, not part of a larger area, - it is complete and buildable, -it is located outside the SPFOP -it is outside the Natura 2000 network -is not covered by the provisions of Law 1337/83 on land and property contributions -it does not contain any high-voltage overhead transmission lines of the Public Power Corporation, a gas pipeline or a stream At the same time, the location of the plot has been an attraction for many years to many Greeks and foreigners, making the area popular and with properties for sale in minimal availability.
