The property consists of two floors: a ground floor of approximately 22.5 sq.m. and a first floor of approximately 23 sq.m. On the ground floor and part of the first floor, the original walls — about 70 cm thick — have been preserved. The building has been restored while maintaining its traditional character, with repairs made to the exterior walls and the first-floor balcony, as well as an internal layout renovation. The building is located within the boundaries of the designated traditional settlement of Mesoropi. The village of Mesoropi, part of the Municipality of Paggaio, Kavala Regional Unit, was designated as a traditional settlement according to Government Gazette 594D/13-11-1978. The plot is legally sufficient and buildable by exception, in accordance with the current Urban Planning Regulations applicable in the area. The plot has an area of approximately 24 sq.m. There are no high-voltage PPC (Public Power Corporation) lines, gas pipelines, or streams passing through or within 20 meters of the plot. The property is subject to the provisions of Law 1337/83 and is within the operational area of the National Cadastre.
