OFFICE COMPENSATION IN CASE OF WITHDRAWAL IN A PURCHASE/SALE: In the event that the interested party is found by our office and an advance payment is made, if there is a withdrawal from the contract by any party - regardless of the reason, the office's compensation becomes half of the agreed brokerage fee. For each day of delay beyond the agreed schedule, as defined either in a private agreement or in a notarial preliminary agreement, compensation of fifty euros (€50) per day of delay is paid to the office, plus the statutory VAT of 24%. Tenant Evaluation Requirements In order to ensure the reliability and proper conduct of the tenancy, a strict evaluation process of all prospective tenants is carried out. The submission of the following supporting documents is mandatory: 1. Employment certificate from the current employer, indicating the position and duration of employment. 2. Income verification, such as an official salary statement or recent pay slips. 3. Latest tax clearance certificate (income tax return). 4. Reference letter from the previous landlord, confirming that no outstanding debts exist and that the tenancy was conducted responsibly. 5. Copies of paid utility bills (electricity, water, communal charges, or other services) to verify payment reliability. 6. In the case of students, parents must act as guarantors, providing the above-mentioned financial documents as proof of solvency. 7. In the case of a furnished property, a complete inventory of all furniture, electrical, and electronic appliances belonging to the property shall be conducted and signed by both parties.
