1. LOCATION OF THE BUILDING

The property in question is located in Geraniou street 16, in the center of Athens CAP 10552 | Ο.Τ. 65008.
Geraniou Str, (with a width of 6.0m) is located in the old commercial and craft center of Athens at a distance of approximately 150m from the Municipality Square and Omnia's Square and in the immediate vicinity of Monastiraki Square.
It also connects Piraeus and Sophocleous streets.

According to the contract and technical drawings, the surface area of the lot is 232.60m2.
With the drafting of the new topographic according to national coordinates, small differences are possible.
The building consists of a basement, ground floor with mezzanine, 7 further floors and flat roof (doma).
The total gross surface area of all floors (including the basement and mezzanine) is 1,538.27m2. (external walls and stairwell included).

EVALUATION AND PROPOSALS]

1.1. General state
The building - after being used in recent years - requires a thorough renovation also on the basis of the new project.
The good points are
• the simplicity of the building's structural system allows for great flexibility in internal distribution"
• the presence of shafts that allow direct lighting and ventilation even in the central rooms as well as facilitating the passage of new plant components
• the suitability of the stairwells and elevators to current regulations (fire prevention and accessibility)
• the two "dignified" facades which do not require major interventions.
• the relatively small quantity of foreseeable demolitions

Static Verification

The load-bearing structure is made up of reinforced concrete pillars and beams. It is dense and sized according to the regulations of the 1950s, like all the buildings of the period found in the city center (Monastiraki and Omonia).
From the visual examination there are no structural lesions, cracks, or other negative indications.
From the 2 tests carried out - the analysis of which was carried out at the Polytechnic University of Athens - it appears that the quality of the cement is medium (Category B) according to the regulation for the calculation of reinforced concrete constructions of 10/12/1945 .

CONCLUSION

It is believed that the building offers a notable range of redistribution possibilities within which it is possible to identify the most appropriate solution based on the Business Plan.
The characteristics of the existing building are also such as to allow the building to be easily renovated in contemporary terms, obtaining a final product with excellent commercial value.
Finally, in consideration of the planned investments and the will expressed by the municipal administration, it is believed that in the time necessary for the construction site the area will undergo a significant improvement.

The property is divided into 31 distinct properties with various intended uses, for a total surface area of 1,243.95m2 as per the table.
The difference between the surface areas of the properties and the overall surface area of the building is due to the fact that common surfaces are not "counted" for tax purposes.
